Welcome, my name is Hilary Dawe and I am a RE/MAX Associated Agent and a professional

real estate photographer/videographer, producing outstanding marketing visuals that puts

property ahead of the competition and attaining the best price possible for the vendor.

 

Over the past 25 years, I have owned and managed real estate portfolios in London and

Sitges; bought, renovated, sold, rented property and occasionally acted as a property seller’s or

buyer’s agent.  I moved from London to the beachside paradise of Sitges, south of Barcelona,

Spain in 1998.

 

I believe that finding the right property is an emotional experience and that you cannot be

“sold” a home, the connection has to be felt and its either there or it isn’t.  When I view a

property, I know within a very short period of time whether I feel comfortable and can

envisage myself living there, and I view many properties waiting for that affinity to arise. 

 

This, of course, is extremely time consuming and many visits are a total waste of effort and

time both on my part and that of the owner and/or agent.  Mostly this is due to not having

access to the right information - whether copy or visual - to help guide my shortlist decision.  This was the foundation behind the creation of my company, Real Estate Visuals, to provide the specific type of information about a property that enables the viewer to get a  “virtual feel” of it before embarking upon countless hours of house hunting.

 

However, I have discovered over the past two years that real estate agents will not invest in having photographic marketing visuals professionally produced, even though a property has a price tag of several million euros.  I have been immensly inspired by the marketing strategy of award winning  Connie Barnes of RE/MAX, El Dorado Hills, USA and have seen how a highly proactive real estate agency offering a full suite of marketing visuals, included within their sales commission, can have immense success, even in a down market.

The Prestige Collection

 

My goal is to offer a bespoke service for prestige properties and the following visuals (a market cost of around 4,000 euros) are included free of charge within my sales commission for properties in excess of 600,000 euros:  

 

• home staging - each scene is beautifully prepared for the shot

• HD photography

• HD cinematic video: property, local area and lifestyle 

• 2D interactive property floor plans

• Google mapping

• showcase property microsite

 

All of my real estate photographic visuals can be viewed clearly and consistently on computers, smartphones, iPads, tablets and other mobile devices.

 

The Gold Service

 

For property of less market value, professionally taken photographs and interactive floor plan will of course be included in the commission.
